Should You Buy A House With No Backyard?

Most single-family homes have a yard behind them, but this layout is not ubiquitous. You may come across some homes with a front yard and perhaps a side yard -- but no backyard. If you really like the home otherwise, you may be tempted to make an offer anyways. But there are a few things you should think about first before making an offer on a home with no backyard:

Can you do everything you want in the side and front yard?

Think about all the things you would typically do in the backyard. Maybe you would grill, toss a football around with your kids, and grow some flowers. Are the side and front yards large enough to allow you to engage in these activities? If not, you may want to continue your search elsewhere. On the other hand, if you're not a huge outdoors person and the front and side yards seem sufficient for your needs, then go ahead and make an offer.

Are there any trees threatening the home in the yard behind it?

One problem with not owning the land behind your home is that if there are trees or other structures on that land, you don't have control over them. For instance, if there's a tree on that property and it falls into your home during a storm, getting the damage covered will mean dealing with the land owner's insurance company. So, you may want to look over the land behind the property you are thinking of buying. If there are trees you fear may fall on your home or overgrown weeds you fear may attract pests, you may be better off looking for a different house. On the other hand, if the land is well maintained, this is a good sign.

Do you plan on selling the home anytime soon?

You might be okay without having a backyard, but the majority of home buyers are going to want a backyard. This makes selling such a home a bit harder than selling the average home. If this will be your long-time home and you're getting a great deal on it, then this may not be a major concern. However, if there is a chance you'll need to move soon and sell the home quickly, then this might not be the smartest buy.
