Buy the right place: In order to run a bed and breakfast you need to have a place that you can turn into someone's perfect getaway. You're not going to want a home that's in a crowded city not too far from a bunch of hotel chains. Instead, you want to get a large home that's located in a rural area that plenty of vacationers tend to visit. You may want to go with a mountain community or a nice lake community. The house should be out of the hustle and bustle, so visitors can enjoy a quiet and serene vacation.

Make sure the place is set up properly: The house should be on a large piece of land so visitors can take walks around the property. You may want to have t landscaped so there are benches for sitting in different areas, fruit trees and berry bushes they can pick fresh fruit and berries from, a pond and waterfall with koi fish they can relax by, cement pathways, plenty of colorful flowers and large bushes to provide a bit of privacy for those trying to enjoy romantic walks.

The house should have an upstairs area where the guest bedrooms and bathrooms will be. This way, they won't be bothered by the sounds of people preparing meals and visiting in the common area. The common area should be large and have plenty of separate seating, so guests can mingle with others if they choose. The kitchen needs to be large since you may find yourself cooking for a few different families at the same time. The bedrooms and bathrooms should be decorated in a charming manner. It may be best to go with soft colors, accented with pictures of local scenery or flowers.

Know your responsibilities: When you are running a bed and breakfast, your responsibilities will include serving food to your guests, keeping the common area and bathrooms clean at all times and offering the guests to pick up their rooms if you want to include this last one in your services. You should also be armed with plenty of information on things your guests can do while visiting the area, since most will be asking you this. Also, you can offer activities at your bed and breakfast if you choose, such as nighttime family games or movie night in the common area.
