Prove Your Finances are Strong: Sellers are much more likely to sell to the person who can prove that their finances are strong, meaning that they are more likely to follow through with the home purchase. To do this, you want to be sure that you receive a pre-approval for a loan from your lender. This should be from a local and reliable lender, not from a website online. You can also offer earnest money, which is an amount that you put down on the home right away that can be put towards your down payment later on.  
  2. Look at Fixer-uppers: You are going to be faced with much more competition for move-in-ready homes. The problem with this is that it's going to be harder to find a home that meets your needs as far as layout and neighborhood. When you look for fixer-uppers instead, you eliminate much of the competition, thus ensuring that you are more likely to find a home that meets your needs. You will just need to make changes over time. The benefit, though is that you save money on the cost of the home purchase so that you can afford those changes. 
  3. Write a Personal Letter: When you make your offer, you might consider writing a personal letter to the seller, as well. You can talk about how much you love the home and about how it meets your family's needs perfectly. 
  4. Work With a Real Estate Agent: Working on your own can be difficult, especially when you are searching during a time when competition is high. When you work with a real estate agent, you are able to see more homes that aren't seen publicly on listing sites. This means you have more home options that other buyers might not be aware of.
